Details - detalles

We are in a stage where there are so many details to decide upon.  

So here are a few of ones we discussed in our weekly architect meeting with Victor:

After watching my sister Ana deal with some plumbing leaks that involved digging up their dining room floor and bathroom, we decided to have as much of our plumbing pipes be exposed for easier repair and maintenance.  Only 20% of our plumbing/wiring is going to be hidden.  The other 80% will be exposed (protected by PVC tubing and other devices).  

The guarantee for wood (like the ceiling beams and columns for our porch) is about 10 years, but Victor said that his wooden beams in his home (not treated for insect infestation) have lasted 30 years!

With climate change, one of the main risks to the house will be a severe hail storm that would damage the tile roof (leading to possible leaks), so we will need to stay on top of that!

We will have a beehive fireplace in our living room, and here's the beginning of that fireplace. These past couple of months have been cold (for us in Oaxaca) with temps at night dropping to the mid 40s. Keep in mind there's no heating in homes here, so this fireplace is going to be a treat!

Estos últimos meses han sido fríos (para nosotros en Oaxaca) con temperaturas nocturnas que bajan hasta los 40 grados. ¡Ten en cuenta que aquí no hay calefacción en las casas, así que esta chimenea será un placer!

Estamos en una etapa en la que hay muchos detalles que decidir.

A continuación, se muestran algunos de los que platicamos en nuestra reunión semanal con Víctor:

Después de ver a mi hermana Ana lidiar con algunas fugas de plomería que implica excavar el piso del comedor y el baño, decidimos dejar expuesta la mayor cantidad posible de nuestras tuberías de plomería para facilitar la reparación y el mantenimiento. Solo el 20 % de nuestra plomería/cableado estará oculto. El otro 80 % quedará expuesto (protegido por tuberías de PVC y otros dispositivos).

La garantía de la madera (como las vigas del techo y las columnas de nuestro corredor) es de aproximadamente 10 años, pero Víctor dijo que las vigas de madera de su casa (sin tratamiento contra plagas de insectos) ¡han durado 30 años!

Con el cambio climático, uno de los principales riesgos para la casa será una tormenta de granizo severa que dañaría el techo de tejas (lo que provocaría posibles fugas), ¡así que tendremos que estar al tanto de eso!

What I love about Oaxaca - Lo que me encanta de Oaxaca

There are many things I love about Oaxaca.  The glorious sunshine in December.  The food.  But perhaps what I love the most are the people.  The warmth and generosity is endless and manifests in all kinds of ways. Their love of the earth and caring for it….

So I write this short opening love note as an introduction to sharing about one of my favorite and most inspiring places in the Valley of Oaxaca – Tierra del Sol Villa Agroecológica, a permaculture community that is a hive of environmentally healthy solutions to building, caring for water, agriculture, medicine, etc.  

Victor built one of the first adobe homes on the property and took us there early in our project.  In August we went back for a fabulous event about alternative health that featured acupuncturists, curanderos, herbalists, and more.  It was our first time getting to meet Pablo, who is the owner/founder of this project.  When I introduced myself and our mutual connection, as well as that we were building a composting toilet in our new adobe home, he generously offered to share his knowledge and gave me his WhatsApp to set up a time for us to visit.  

We visited Tierra del Sol last week.  Once you get on the property the amount of birdsong tells you that you are on land that is healthy and safe for wildlife.  It makes my heart happy….that and all the lavender plants.  While Fede and I have both been learning about composting toilets since we moved here, Pablo’s download of wisdom in a single hour was precious and practical new information to us both.  I realize that you dear reader, might not care about composting toilets like I do.  That’s ok.  Read other posts.  However, if you are planning on visiting us, I urge you to read these posts, watch the videos and learn, because you will most likely be using that composting toilet during your visit!  

So besides all of the practical info about these toilets, dos and don’t, I can tell you that what impressed me was that there was no smell!  My face was a mere foot or two away from gallons of human urine and poo composting, and no smell.  That is one of my priorities…having a composting toilet that doesn’t stink.  That and having an abundance of free fertilizer for our garden.  

Hay muchas cosas que me encantan de Oaxaca. El sol y rico calor de diciembre. La comida. Pero quizás lo que más me gusta es la gente. La calidez y la generosidad son infinitas y se manifiestan de muchas maneras. Su amor por la tierra y su defensa de su tierra…

Por eso escribo esta breve nota de amor inicial como introducción para compartir sobre uno de mis lugares favoritos y más inspiradores en el Valle de Oaxaca: Tierra del Sol Villa Agroecológica, una comunidad de permacultura que es un hervidero de soluciones ambientalmente saludables para la construcción, el cuidado del agua, la agricultura, la medicina, etc.

Víctor construyó una de las primeras casas de adobe en la propiedad y nos llevó allí al principio de nuestro proyecto. En agosto volvimos para un fabuloso evento sobre salud alternativa en el que participaron acupunturistas, curanderos, herbolarios y más. Fue la primera vez que conocimos a Pablo, quien es el propietario/fundador de este proyecto. Cuando me presenté y le dije que estábamos construyendo un baño de compostaje en nuestra nueva casa de adobe con Victor, él se ofreció generosamente a compartir su conocimiento y me dio su WhatsApp para fijar una hora para visitarlo.

La semana pasada visitamos Tierra del Sol. Una vez que ingresas a la propiedad, la cantidad de cantos de los pájaros te indica que estás en un terreno saludable y seguro para la vida silvestre. Me alegra el corazón... eso y todas las plantas de lavanda. Si bien Fede y yo hemos estado aprendiendo sobre baños de compostaje desde que nos mudamos aquí, la descarga de sabiduría de Pablo en una sola hora fue una información nueva, valiosa y práctica para ambos. Me doy cuenta de que a usted, querido lector, tal vez no le interesan los baños de compostaje como a mí. Eso está bien. Lea otras blogs. Sin embargo, si planea visitarnos, por favor de leer este blog, mire los videos y aprenda, ¡porque lo más probable es que use ese baño de compostaje durante su visita!

Además de toda la información práctica sobre estos baños secos, lo que se debe y no se debe hacer, puedo decirles que lo que más me impresionó fue que no había olor. Mi cara estaba a unos 30 o 60 centímetros de litros de abono de orina y heces humanas, y no había olor. Esa es una de mis prioridades... tener un inodoro de compostaje que no huela mal. Eso y tener una gran cantidad de fertilizante gratuito para nuestro jardín.

Some numbers - cifras

 I realize that some numbers would be helpful when thinking about our new home.  

Our adobe home size is 132 square meters.  The land is 593 square meters.  

For comparison, our home in Portland was 158 square meters or 1,708 square feet, so the PDX house was a bit bigger.  Given that most of the year you have to be inside, that’s certainly an important consideration.  Whereas in Oaxaca, the climate allows folks to eat and be outdoors most of the year, hence we have a lovely covered porch where we plan to eat, as well as a covered terrace.  The land was 246 square meters or 2,654 square feet.  Our PDX lot was a LOT smaller.  When I think of the gardening ahead of us, I am SO EXCITED.   Fruit trees!  Raised beds!  Climbing vines on our fence!  Pollinator heaven.

While I will not be sharing the price of the land or the house build (for obvious reasons), I can say that the price of land here has skyrocketed.  Like doubled since we bought our plot.  Quite simply we could not afford to purchase land in Huayapam, given the current prices.  Like Portland, gentrification has pushed land, house and rent prices very high.  Foreigners buying land (and renting too) have been a big driver.  

The land here is desirable because of the pueblo’s proximity to the city and all its amenities.  We are a 20 minute cab ride downtown (if traffic isn’t at its peak and there are no blockades).  This means that you can access the best doctors and hospitals in the state, something we considered as we planned our retirement for sure.  There’s also the amazing restaurants and cultural life that the city offers.  

Me doy cuenta de que algunas cifras serían útiles al pensar en nuestro nuevo hogar.

El tamaño de nuestra casa de adobe es de 132 metros cuadrados. El terreno es de 593 metros cuadrados.

A modo de comparación, nuestra casa en Portland tenía 158 metros cuadrados o 1708 pies cuadrados, por lo que la casa de PDX era un poco más grande. Dado que la mayor parte del año tienes que estar adentro, eso es ciertamente una consideración importante. Mientras que en Oaxaca, el clima permite que la gente coma y esté al aire libre la mayor parte del año, por lo tanto, tenemos un hermoso corredor techado donde planeamos comer, así como una terraza techada. El terreno tenía 246 metros cuadrados o 2654 pies cuadrados. Nuestro lote de PDX era MUCHO más pequeño. Cuando pienso en la jardinería que tenemos por delante, estoy TAN EMOCIONADA. ¡Árboles frutales! ¡Camas elevadas! ¡Enredaderas trepadoras en nuestra barda de carrizo! El paraíso de los polinizadores.

Si bien no compartiré el precio del terreno ni de la construcción de la casa (por razones obvias), puedo decir que el precio del terreno aquí se ha disparado. Se ha duplicado desde que compramos nuestro terreno. Sencillamente, no podíamos permitirnos comprar un terreno en Huayapam, dados los precios actuales. Al igual que Portland, la gentrificación ha elevado mucho los precios de los terrenos, las casas y los alquileres. Los extranjeros que compran terrenos (y también alquilan) han sido un gran impulsor.

El terreno aquí es atractivo debido a la proximidad del pueblo a la ciudad y todas sus comodidades. Estamos a 20 minutos en taxi del centro (si el tráfico no está en su punto máximo y no hay bloqueos). Esto significa que puedes acceder a los mejores médicos y hospitales del estado, algo que consideramos al planificar nuestra jubilación. También están los increíbles restaurantes y la vida cultural que ofrece la ciudad.

 The once empty lot next to ours was purchased, and a large house went up fast.  We haven’t yet met our neighbors, but we have heard that the owner is an architect.  

One of the sad things about their home is that they put up high concrete walls (not my favorite), and that they put up an awning that will block our view of the mountains from the terrace.  

I have loads of feelings about the loss of the view from the terrace (I think we will see the tips of the mountains still), but honestly I realize that I am incredibly blessed to be able to build an adobe home in such a beautiful place.  Once we walk out the front door of our property there are views.  There are views of a different mountain range from the terrace, as well as from the guest bedroom.

Se compró el terreno que antes estaba vacío junto al nuestro y rápidamente se construyó una casa grande. Todavía no hemos conocido a nuestros vecinos, pero hemos oído que el propietario es arquitecto.

Una de las cosas tristes de su casa es que levantaron paredes altas de concredto (no es mi favorito) y colocaron un toldo que bloqueará nuestra vista de las montañas desde la terraza.

Tengo muchos sentimientos sobre la pérdida de la vista desde la terraza (creo que aún veremos las puntas de las montañas), pero honestamente me doy cuenta de que soy increíblemente bendecida por poder construir una casa de adobe en un lugar tan hermoso. Una vez que salimos por la puerta principal de nuestra propiedad hay vistas. Hay vistas de una cadena montañosa diferente desde la terraza, así como desde el dormitorio de invitados.
